Cody excels in the pageant, but decides to quit so that Rebecca can win the money to open a place to help pets. Zack tries to enter in his place and win the prize money so they can buy bikes, but is exposed as a boy by Cody. Rebecca is initially angry with Cody, but relents and gives him a kiss before leaving.

Jason, a rich hotel guest, is attracted to Maddie, whom he thinks is also rich. She decides to go along with his mistake. Zack and Cody try to help her with the deception by giving her a dress intended for London. Jason learns the truth when London sees Maddie wearing the dress and confronts her. Jason finds Maddie at the candy counter, and kisses her after she apologizes.
4 "Hotel Inspector" April 1, 2005 107
Ilsa (Caroline Rhea), a hotel inspector, temporarily takes control from Moseby of the Tipton. This is because of Zack's mistake, so the twins form a plan to bring him back. Zack and Cody invite a cat convention to hotel at the same time as London is having a dog party. The resulting gets Ilsa fired and Moseby reinstated.

When Zack hurts his ankle by jumping on the bed, Cody has to step in for him, learning to appreciate his own abilities. With the help of Esteban, Maddie, Ivana, and Muriel they catch the real thieves and one of them get money.

After Esteban, Zack, and Cody damage a painting in the hotel, they find an old newspaper article stuck to it. It shows a man being arrested by the police, saying: "I will return for my treasure." Zack and Cody start to look for the treasure. Maddie overhears, and Zack and Cody let her help. In the article is a picture of Muriel, so Zack, Cody, and Maddie ask her about it. Muriel agrees to help as long as she gets part of the treasure. Esteban and London join Zack, Cody, Maddie, and Muriel to find the treasure.

While trying to impress girls Sanjay accidently steals clothes while thinking that it was okay and that his people will pay for him. Zack and Sanjay end up in mall jail. Meanwhile, London thinks she has spotted a UFO and Maddie helps her because London keeps ordering delicious and expensive food. In the end it turns out to be a mylar balloon from London's birthday party caught on a TV antenna.

But Maddie and Esteban feel the mummy should go back where it came from, so they dress up a doll to look like the mummy and switch with the one on display (witch is really Cody). Eventually they all find out the mummy is a fake.

Zack and Cody are surprised by their aptitude test scores: Zack is a CEO and Cody is a sanitation engineer (garbage man). Meanwhile, Maddie saves the life of a Moroccan ambassador and London. All the guests (except Zack) show up at London's party for the free stuff, while only Zack makes it to Maddie's party ('cause we all know how much he loves her). But Maddie isn't the only one having a lousy time. London discovers that her "friends" are their just for the hand-outs, and she also must pacify her parents who aren't speaking to each other. The story does have a happy ending though.

The Tipton hosts a "Twins" convention which gets Zack excited when he talks two, beautiful twin girls into going out with him and Cody. Reluctantly, Cody agrees to go along for Zack's sake, feeling miserable the entire evening, since his girlfriend had just dumped him a couple days earlier. The twin sisters felt sympathy for Cody so both attached themselves to him, leaving Zack out in the cold. As always in this situation, Zack complained to his mom how his brother's ultra-sensitivity had fumbled his plans with a girl again, but mom, of course, took Cody's side, even after Cody happily scored with the sisters. Meanwhile, Maddie and London had agreed to date two twin teenagers. The first one to appear, London got. He was good looking so Maddie agreed to take his brother, sight unseen. But she didn't know the brothers were fraternal twins, and she ended up with a nightmare. In the end, she liked him for his personality.

It turns out, however, that the "or else" isn't being beaten up- it's having his mom find out.

Meanwhile, Maddie is trying to help Raven by getting London to wear one of Raven's original designs, but London swears she'll never wear anything that's not from a real designer. London soon changes her tune when pop star Hannah Montana checks into the Tipton and asks Raven if she can wear one of her designs. Part 3: When Hannah Montana stays at the Tipton Hotel in Boston, she befriends candy counter Maddie who talks about the career Miley's father Robby had back in the day. Things get hairy when Brandi actually unexpectedly treats London as a mother treats a daughter, placing restrictions on her.

Meanwhile, London thinks she has spotted a UFO and Maddie helps her because London keeps ordering delicious and expensive food. In the end it turns out to be a mylar balloon from London's birthday party caught on a TV antenna.

With the help of Esteban, Maddie, Ivana, and Muriel they catch the real thieves and one of them get money.
12 "It's a Mad, Mad, Mad Hotel"
After Esteban, Zack, and Cody damage a painting in the hotel, they find an old newspaper article stuck to it. It shows a man being arrested by the police, saying: "I will return for my treasure." Zack and Cody start to look for the treasure. Maddie overhears, and Zack and Cody let her help. In the article is a picture of Muriel, so Zack, Cody, and Maddie ask her about it. Muriel agrees to help as long as she gets part of the treasure. Esteban and London join Zack, Cody, Maddie, and Muriel to find the treasure.
13 "Poor Little Rich Girl"
After Mr. Tipton goes bankrupt, London has to stay with Maddie temporarily, and experiences more frugal living. Zack and Cody see a home movie of themselves as babies in which their mother is momentarily unsure who is who, plunging the boys into an identity crisis.
14 "Cookin' With Romeo and Juliet"
The son of a rival hotel owner likes London but the owners of the hotel hate each other. Maddie helps them meet behind everyones back. Zack tries to make money from Cody's cookies which are the best some people have ever tasted.
15 "Rumors"
London starts a rumor about Maddie and Lance, eventually leading Maddie into unwillingly beginning a rumor about London and she has real fur in her closet. Turn's out she pronounced Faux like fox. Cody tries to make himself look less like Zack by dying his hair red, but he has an interview so Zack has to take Cody's place because of his hair.
16 "Big Hair & Baseball"
Moseby takes Zack and Cody to a baseball game, but when he accidentally catches a baseball that makes the Red Sox lose, everyone in Boston hates him. Maddie attempts to stop her hair from frizzing before going to a blind date London set up for her with a boy who sweats profusely.
17 "Rock Star in the House"
Pop star Jesse McCartney stays at the Tipton. London and Maddie try to see him while Zack obtains souvenirs to auction to other fans. Cody works on his science project, a high frequency laser, and Arwin helps him even though it is against the rules.
18 "Smart & Smarterer"
Zack pretends to have dyslexia in order to get out of doing work in school. Mr. Moseby loses his voice. Maddie and London play chess and London keeps winning and thinks that she is smarter.
19 "The Ghost of Suite 613"
Zack does not think that Cody can stay a night in Suite 613 so Cody, Maddie, Esteban and London play prank on Zack because he played pranks on most of them.
20 "Dad's Back"
The boys' father returns. Zack gets tired of his mother always forcing him to do his work, so Zack sneaks onto his father's bus the day he leaves. London trains Maddie because she is failing gym class.
21 "Christmas at the Tipton"
Everyone's plans are canceled when a snowstorm traps everyone in the Tipton. Carey and the boys are stuck with Kurt. Maddie tries to get an expensive present from London. Mr. Moseby has to have Arwin's help to make everyone in the hotel warm. Arwin seems to like chopping and ruining stuff for wood because he was singing about it.
22 "Kisses & Basketball"
Max (Alyson Stoner) accidentely kisses Zack. Zack and Max get into a fight, causing trouble for their basketball team. Zack goes on a date with Max to help the team. Maddie tries to help London cut back on her spending.
23 "Pilot Your Own Life"
Maddie and London compete with each other to get on the cover of a teen magazine. Cody convinces Moseby's employees to "pilot their own lives", which causes a lot of chaos.
24 "Crushed"
A classmate named Agnes (Allie Grant) falls in love with Cody because he is the only pupil who isn't mean to her. She asks him out on a date, and Cody gets Zack to go on the date and revolt her. London sets up her dog Ivana on a date with another dog. Ivana doesn't like the other dog, and falls in love with Maddie's dog, Scamp.
25 "Commercial Breaks"
A commercial for the Tipton is being shot at the hotel. All of the employees are asked to audition.
26 "Boston Holiday"
Prince Sanjay of Ishkabar stays at the Tipton and becomes friends with Zack and Cody. He tells them he just wants to be a normal child and Zack takes him to the mall while Cody takes his place in a meeting with the mayor (Cody wears something called the Shabalakaba which is a tradional thing worn on occasions in Sanjay's culture it covers the face so nobody could tell it was Cody). While trying to impress girls Sanjay accidently steals clothes while thinking that it was okay and that his people will pay for him. Zack and Sanjay end up in mall jail. Meanwhile, London thinks she has spotted a UFO and Maddie helps her because London keeps ordering delicious and expensive food. In the end it turns out to be a mylar balloon from London's birthday party caught on a TV antenna.
Season 2: 2006鈥?007
27 "Odd Couples"
London likes a merit scholar (Zac Efron), and Maddie helps her to trick him into thinking she is smart. Cody moves into the coat closet because Zack is too messy and doesn't clean his side of the room. This premiers the second season.
28 "French 101"
Both Zack and Cody like the French Ambassador's daughter, who is staying at the Tipton and they fight for her. But Bob wins the girl. Esteban becomes depressed after he can't stop a purse-snatcher.
29 "Day Care"
Maddie requires Zack and Cody's help to run a day care center. London takes Mr. Moseby to yoga lessons. Guest: Moises Arias as Randall.
30 "Heck's Kitchen"
Cody has to take the place of Chef Paolo when he quits on the night a food critic comes.
31 "Free Tippy"
Zack and Cody try to save the Tipton's horse (Tippy) from being sold.
32 "Forever Plaid"
London has transferred to Maddie's school and causes her to get a detention, later they pretend to be nuns from Finland. Zack and Cody make a hole in a wall, and Arwin helps them fix it. Zack and Cody then discover that they can see soccer girls in the next room, so the boys look though the hole and spy on the soccer girls, which back-fires at the end.
33 "Election"
Zack and Cody both run in a school election, and London and Maddie take sides: Maddie tries to help Cody and London tries to help Zack. Arwin tries to devise an amazing invention for Cody's campaign.
34 "Moseby's Big Brother"
Mr. Moseby's smaller in size but older in age brother comes to the Tipton. He is very rich and they do not really like each other much. Zack and Cody get one bicycle together because they do not have enough money to get their own (one each). Their mom will not buy it because they spent too much money. Zack breaks it before Cody can ride it. Maddie and Esteban send London fake horoscopes to take advantage and get neat stuff from her.
35 "Books & Birdhouses"
London steals Maddie's story for a school assignment and turns it into a famous book. Cody took woodshop because Zack said it was a hard class and Cody said it was easy. Cody receives a "C" in Zack's woodshop class and Zack somehow gets an "A'
36 "Not So Suite 16"
Maddie and London's 16th birthday parties are scheduled on the same day. Cody gets Maddie the perfect gift. Zack wants it but Cody said no and said that he will help find Zack a gift.
37 "Twins at the Tipton"
The Tipton is having a twin convention. Zack forces Cody to go out on a double date with Janice and Jessica (Camilla and Rebecca Rosso), British identical twins. Maddie and London also go on a double date with twins, and Maddie ends up dating the geek twin who is really smart while London gets the handsome twin who is just as dumb as London.
38 "Neither a Borrower nor a Speller Bee"
Zack wants Cody to forfeit a spelling bee because he owes the other competitor money. The only way other then to give the competitor money is to make Cody forfeit. London and Maddie do community service.
39 "Bowling"
Zack is the best bowler on the Tipton team, but gets grounded and can't help his team in a bowling contest against the St. Mark hotel, so Arwin has to fill in for him.
40 "Kept Man"
Zack starts spending time with a rich kid who makes fun of Cody but gives them stuff like a skateboard and other things. London and Maddie have to take care of a baby simulator for school who keeps them up all night.(Cody says that his mom got the twins' skateboards for free at Cheap Charlie's.In the episode Have a Nice Trip he says she got them at a garage sale)
41 "The Suite Smell of Excess"
Zack and Cody use Arwin's new invention to go to a parallel universe where everything the way Zack and Cody like it. After a while Zack and Cody get bored of it and want to go back to the normal world.
42 "Going for the Gold"
Arwin enters the Hotel Engineers' competition which is taking place at the Tipton. Zack and Cody find out that one of the competitors is cheating and they try to help Arwin win. London opens her own store.
43 "Boston Tea Party"
Zack dreams he is participating in the Boston Tea Party. Esteban takes a test to become a citizen of the United States.
44 "Have A Nice Trip"
A hotel patron claims he fell on Zack's skateboard. Zack and Cody find out that he faked the accident to get free stuff. The Tipton staff have to serve their "injured" guest with the best service they have or he will tell people that the Tipton is a bad hotel to stay at.
45 "Ask Zack"
Zack wants a job on the school paper because the only other job was on the band. He then uses him part of the paper to get a girl named Darlene. London has trouble getting to sleep.
46 "That's So Suite Life of Hannah Montana"
Raven Baxter visits the Tipton and has a vision that Carey's birthday party will be full of chaos. Maddie tries to get London to wear Raven's dress but London does not want to wear it beacuse it was not made by someone famous.
47 "What The Hey?"
After they miss the bus, Zack convinces Cody to skip school and go to the mall. London and her new step-mother Brandy have trouble getting along.
48 "A Midsummer's Nightmare"
Zack and Cody are in a school play; chaos arises when Zack gets a part with Cody's girlfriend but the girl Zack has a crush on likes Cody. London changes the lobby around to bring the Tipton luck, but the arrangement causes more trouble than good.
49 "Lost in Translation"
A Japanese singer visits the Tipton, and Zack uses her for his school project. London gets stuck in her closet with Maddie.
50 "Volley Dad"
Cody is concerned about Carey's new boyfriend, so he calls his father to the Tipton. Maddie plays a trick on London to get her to play volleyball well.
51 "Loosely Ballroom"
Esteban starts a ballroom dancing class to help earn money for his sister. Mr. Moseby schedules a ballroom dancing competition at the Tipton. The gang enters to win money for Esteban's sister. This is the first of two episodes Maddie does not appear in
52 "Scary Movie"
Zack gets scared by a horror film about zombies, which their mother has told them not to see, and Zack starts to pile furniture against the hotel door in the lobby when he's sleepwalking. London pretends to be poor to impress a boy. Guest: Tahj Mowry as Brandon.
53 "Ah! Wilderness!"
The boys become Wilderness Scouts, with Mr. Moseby as their leader. When all of their food disappears, Zack saves the team from starvation. Cody is jealous, and when he meets an old man (Tom Poston) who gives him food, Cody lies to the team and says that he found it by himself. While the boys are away, Carey tries to have free time, but Maddie and London keep bothering her about a guy Maddie is dating. The guy is London's old boyfriend and she still likes him.
54 "Birdman of Boston"
Cody finds a baby hawk at The Tipton, and Mr. Moseby tries to get rid of it. Zack tries to film the hawk to make money.
55 "Nurse Zack"
Cody takes care of Carey but when Cody gets sick, Zack needs to take care of them both. All of the employees at the Tipton try to win Employee of the Month by making all the other employees do badly.
56 "Club Twin"
Zack and Cody try to find summer jobs, so they convince Moseby to let them have the lounge on Monday nights, and they start an underage club. London gives Maddie some of her homemade beauty products called Simply London but turns out to have a side affect.
57 "Risk It All"
Zack and Cody enter a game show called "Risk It All". Maddie tries to retrieve an email that London accidentally sent to Mr. Moseby that says bad stuff about him.
58 "A Nugget of History"
Moseby's grandmother comes to visit, and helps Zack with his history paper. London gets a job at Cluck Bucket with Maddie.
59 "Miniature Golf"
Zack & Cody go on a double date at mini golf. Zack stinks, but his date is great. London joins a book club and Carey tries to live a healthier life.
60 "Health and Fitness"
Cody tries to get Chef Paolo to eat healthily. London is worried about being overweight, and Maddie is worried about being too thin. London starts to exercise and not eat while Maddie tries to eat a lot. Carey tries to stop Zack from eating too many sweets.
61 "Back in the Game"
Zack and Cody's basketball team plays an exhibition game against a wheelchair basketball team visiting the Tipton. Meanwhile, Maddie is making a film for a film festival, starring some of the Tipton employees.
62/63 "The Suite Life Goes Hollywood"
When Zack and Cody get discovered by talent scouts, the Tipton staff goes to Hollywood to watch a pilot of Zack and Cody's lives being filmed.
64 "I Want My Mummy"
When London comes back from South America, she brings back a lot of artifacts, including an ancient necklace and a mummy. Esteban convinces everyone that the mummy cursed. Zack and Cody want to see the mummy, so they sneak into the suite to see it, but accidentally throw it out the window. So Cody must disguise himself as the mummy on display til Zack comes with the real one. But Maddie and Esteban feel the mummy should go back where it came from, so they dress up a doll to look like the mummy and switch with the one on display (witch is really Cody). Eventually they all find out the mummy is a fake.
65 "Aptitude"
Zack and Cody are surprised by their aptitude test scores: Zack is a CEO and Cody is a sanitation engineer (garbage man). Meanwhile, Maddie saves the life of a Moroccan ambassador and London. She becomes famous for a little while and London doesn't like it. But eventually new news comes and Maddie is sad to find out that her 15 minutes of fame are over.
Season 3: 2007鈥?008
66 "Graduation"
Cody is graduating from 8th grade as class valedictorian. But Zack is horrified to learn that he has to attend summer school and tries to hide it from his parents. Meanwhile, Maddie becomes a camp counselor at a run down facility with less than ideal girls under her wing, including Holly, the con-artist little girl from the Tipton (seen from "Have A Nice Trip").
67 "Summer of Our Discontent"
Zack is in summer school and finds out he is the smartest. He gets teased as a result. Meanwhile, Cody has to find a summer job, so he looks to London to date the Paul Revere Mini-Mart assistant manager so he can get a job there.
68 "Sink or Swim"
The tabloids report that London doesn't know how to swim, so she takes swimming lessons with the help of Lance. He and London start dating. Zack gets a job as Arwin's assistant, but doesn't like the job, so he hangs out at the mini-mart. Cody hides from Zack that the market is hiring. The girls in Maddie's cabin start gossip about London for a magazine, so they make money.
69 "Super Twins"
Zack and Cody wish for superhero powers when they see a shooting star. Their wish comes true and they learn that Mr. Moseby is their villain, who wants to turn all kids into mini adults. (This episode was aired as part of Disney Channel's Wish Gone Amiss Weekend.)
70 "Who's the Boss?"
At the mini-mart, Cody does all the work but Zack gets all the credit. London doesn't know how to present Lance to her friends. Guest: Alexa Nikolas as Tiffany and Brittany Curran as Brittany.
71 "Baggage"
A competing mini-mart issues a competition to see who can bag items faster. While Cody prepares for the challenge, Zack is goofing off at a party with London and Mr. Moseby's niece, Nia (Giovonnie Samuels).
72 "Sleepover Suite"
To impress Stacey, Cody tells her that she can have her birthday slumber party in London's hotel suite while she's in Scotland. Carey does not know this. She is constantly pursued by a barber shop quartet named The Mellow Notes because she is so beautiful. But when London comes home early, Zack, Cody, and Nia must find a way to keep London out of the suite. In the end, Moseby becomes a Mellow Note.
73 "The Arwin That Came To Dinner"
Arwin couldn't fix things right because his mother moved out. When Zack and Cody invite Arwin over for dinner he won't seem to leave. Carey is getting annoyed at him so she forces Zack and Cody to make him go. Meanwhile Lance dumps London and she wants to find a way to get back with him.
74 "Lip Synching in the Rain"
London (even though she can't sing or dance) gets the role of Sharpay in their school production of High School Musical instead of Maddie because Mr. Tipton is financing the director's play "Floss" (which the characters perform at the end of the episode) on Broadway. Zack has to work backstage for detention. And Cody gets the part of Troy. (Towards the end of the episode, Maddie, London, Zack, Cody, and Antonio perform part of "Bop To The Top") Guest: Mark Indelicato (of Ugly Betty).
75 "First Day of High School"
It's the first day of high school for Zack and Cody. Zack finds a new crush, Amber, (Kay Panabaker) Cody saves Bob from Vance, Nia gets in trouble for defending Zack, and London attends public school for the first time. In the end, everyone (including Cody) gets detention.
76 "Of Clocks and Contracts"
Zack tries to negotiate a better contract for Carey as the Tipton's nightly singer to Mr. Moseby so they could stay at the Tipton. After losing her science tutor, London asks Cody to help her with her project. Nia also wants Cody's help and bribes him with concert tickets. Together, Nia and London make an amazing new product with their science projects.
77 "Benchwarmers"
Cody becomes a male cheerleader while Zack has trouble in basketball.
78 "Welcome Back!"
Maddie comes back from camp counsler and realizes nobody knows her anymore because Nia took her place. She wonders whether she should have come back. London is upset because if Maddie leaves the Tipton, she won't have any best friends who like London for herself. Inspired by a motivational speaker who emphasizes to people to "Be the pilot of your own life", Cody sets out on a mission to get his friends and family to pilot their own lives, throwing the cast into turmoil and chaos. Meanwhile, Maddie and London compete--no holds barred--for a Trendy Teen title.

Zack and Cody have a plan to get rid of her, but when Cody doesn't like how it is turning out, Cody starts being nice to her again. Then Agnes likes Cody again. While this is happening, London's and Maddy's dogs begin to like each other. Then they go missing, and London and Maddy try to find them. When they find them, they realize that what is important is how their dogs feel. then Ivana and Scamp have puppies.

Without telling Esteban, London and Maddie plan to set it up again using Arwin.

The twins overhear the man on his cell phone saying that he is using Tippy as a workhorse. The twins hide Tippy in Arwin's shack, but he gets loose in the hotel. Moseby makes the twins find Tippy before he does or their mom is fired. They find Tippy and let him sleep in their room for the night...BIG MISTAKE!

When Zack and Cody run against each other for class president, they find out who their friends (who have to be bribed to vote) really are. Maddie acts as Cody's campaign manager while London teams up with Zack. Since Zack's team has virtually unlimited financial resources for his campaign--while Cody tries honesty to win over votes, it's naturally a landslide in Zack's favor.
Season 2, Episode 8: Moseby's Big Brother

Moseby's older brother stays at the Tipton. Moseby has been ostracized by him since childhood, but soon discovers that his brother is bankrupt. Moseby tries to help him by giving him a job at the Tipton. Meanwhile Zack and Cody save their money to buy a single bike, which they must share. Zack ends up using the bike more than Cody even though Cody put up most of the money.

When Maddie and London schedule their Sweet-16 parties for the same day, Maddie tries to talk London into rescheduling hers (It's not even London's birthday) for a different day, since they share the same friends. London doesn't budge. On top of that, she plans a spectacular party at the Tipton, with gifts for the guests (like plasma TVs) and great food, while Maddie, well...you know Maddie. All the guests (except Zack) show up at London's party for the free stuff, while only Zack makes it to Maddie's party ('cause we all know how much he loves her). But Maddie isn't the only one having a lousy time. London discovers that her "friends" are their just for the hand-outs, and she also must pacify her parents who aren't speaking to each other. The story does have a happy ending though.

Season 2, Episode 11: Twins at the Tipton

The Tipton hosts a "Twins" convention which gets Zack excited when he talks two, beautiful twin girls into going out with him and Cody. Reluctantly, Cody agrees to go along for Zack's sake, feeling miserable the entire evening, since his girlfriend had just dumped him a couple days earlier. The twin sisters felt sympathy for Cody so both attached themselves to him, leaving Zack out in the cold. As always in this situation, Zack complained to his mom how his brother's ultra-sensitivity had fumbled his plans with a girl again, but mom, of course, took Cody's side, even after Cody happily scored with the sisters. Meanwhile, Maddie and London had agreed to date two twin teenagers. The first one to appear, London got. He was good looking so Maddie agreed to take his brother, sight unseen. But she didn't know the brothers were fraternal twins, and she ended up with a nightmare. In the end, she liked him for his personality.

Season 2, Episode 12: Neither a Borrower Nor a Speller Bee

While Cody is preparing for the Boston Spelling Bee, Zack tries to borrow money from his mom for video games. When his mom won't give him money, he borrows from everyone else in the hotel. He finally borrows $30 at 20% interest from a rather large bully. He tells Zack to pay up, "or else." After Cody and the bully become the final two contestants, the bully offers Zack another out: get Cody to lose, "or else." Zack realizes that he should let Cody do his best. It turns out, however, that the "or else" isn't being beaten up- it's having his mom find out.
